Fairoak Housing Association is dedicated to providing high quality accommodation
tailored to meet the needs of each individual. Accommodation is provided
in flats or shared housing with all properties offering standard features
such as full central heating and individually tailored adaptations. In
addition we offer a 24-hour emergency call out system and high standards
of safety and security.
All
our homes are based within local communities and close to local amenities.
All properties are maintained to a high standard and all tenants play
a part in decisions relating to accommodation (eg decor, adaptations,
garden landscaping, support providers etc). We offer a range of living
styles including Supported Living (individual room with en suite facilities
within a shared house) and Independent Living (Self contained flats).
Independent Living Accommodation
Our independent living accommodation consists of renovated and adapted properties divided into fully self-contained flats. Each has a kitchen, a bathroom, a lounge and one or more bedrooms. They are equiped with all modern appliances and decorated to high standards.
Supported Living Accommodation
Our Supported Living properties cater for 1 – 6 tenants who have
full use of communal areas but have exclusive sole use of their own bedroom
and en-suite facilities. Tenants may live in a self-contained flat with
shared access and support from staff where necessary. Alternatively they
may live in a property with a "good-neighbour" scheme with a
tenant support worker living on the site.
Shared Ownership
Shared ownership has been around for over twenty years and is an established method for people, who cannot afford to buy a property outright, to become homeowners. People with learning difficulties are often seen as having no prospect of enjoying the benefits of owning their own home, usually because of limited income and therefore they have difficulty raising the money for a deposit or being able to qualify for a mortgage.
Fairoak Housing Association is able to offer people with learning difficulties the option of becoming a homeowner by sharing the ownership of a property. Shared ownership means that a property is owned partly by a housing association and party by an individual. The individual or “shared owner” usually owns between 25% and 75% of the property. The “shared owner” would take out a mortgage on their share of the property and in addition would pay rent to the housing association on the remaining share. An additional benefit called "Income Support Mortgage Interest" can, if individuals are eligible, be accessed to pay for such a mortgage.
